Property Maintenance Contract

Handyman Service, a division of Riddle Construction Co., Inc. (hereafter "Riddle Construction") of Hendersonville, NC, enters a one-year maintenance contract with you to check your home or business once every six months for the following maintenance items.

Roof, gutter and down spouting

  • Check for roof leaks
  • Check for curled, damaged, loose or missing shingles.
  • Examine all roof flashing and the flashing around chimneys, vent stacks, roof edges, dormers and skylights.
  • Check vents and louvers for free air movement.
  • Clean screens and remove debris.
  • Gutter cleaning and downspout debris removal.

Exterior of the home

  • Check exterior siding for loose or missing pieces, lifting or warping, or any sign of mildew
  • Check painted surfaces for paint failure (peeling, chipping, blistering, chalking), water damage, or mildew.
  • Examine all trim for tightness of fit, damage, or decay.
  • Check the windows for cracked or broken glass, loose putty around the glass panes, holes in screens, and evidence of moisture between pane and storm windows.
  • Check that windows and exterior door and doors for damage and tightness of fit.
  • Make sure that all window and door locks work properly.
  • Clean leaves and debris from around the outside heating and air conditioning condenser.
  • Check bricks or blocks for cracked mortar or loose joints.

Interior

  • Check all ceilings and walls for cracks, loose or failing plaster, signs of leaks or stains.
  • Check caulking around sinks, bathtubs and showers.
  • Check for dripping faucets, leaky p-traps, continually running commodes.
  • Apply drain cleaner in all sinks and drains.
  • Check smoke alarms.
  • Clean or replace heating and air conditioning filters.
  • Check that all interior doors close properly.
  • Clean and inspect refrigerator coils.
  • Change light bulbs in hard to reach places.
  • Check the condition of the hot water heater.
  • Check duct work for cuts and tears and patch if necessary.
  • Check and clean dryer exhaust ventilation.

Contract Options

Our 48 hour Maintenance Contract provides 48 hours of labor to be used during a 12-month period. As the holder of a 48-hour contract, our weekday response time to your service call is within 12 hours. Labor hours not used in this 12-month period are non-refundable, yet can be rolled over into next year's contract.

Total Price: $2,690.00

Our 24 hour Maintenance Contract provides 24 hours of labor to be used during a 12-month period. As the holder of a 24 hour contract, our weekday response time to your service all is within 24 hours. Labor hours not used in this 12-month period are non-refundable, yet can be rolled over into next year's contract.

Total Price: $1,370.00

General Conditions

Both contract options materials and subcontractor work will be billed separately from labor hours and will include a 15% markup. Invoices will be recorded and provided to the property owner.

Handyman service is bonded, licensed and insured by Riddle Construction. Any tasks that require a license outside our General Contracting License will be provided by a licensed subcontractor. The property owner will be notified in writing of the subcontractors billing rates in advance.

Our work hours are Monday through Friday 7:30 am to 4:00 pm. Work performed outside these times will be billed at time and a half.

The customer or Handyman Service may terminate this agreement at any time with the following stipulations.

  1. A written, dated and signed letter of termination submitted by the owner's or Handyman Service, and must be received and acknowledged by the other party requesting that the service agreement no longer remain in effect.
  2. Should the agreement be terminated, the customer shall be refunded any additional remaining hours not used in the contract at a rate of $50.00 per hour.

IN NO EVENT SHALL RIDDLE CONTRUCTION CO., BE LIABLE FOR INDIRECT, HIDDEN OR CONCEALED DAMAGE TO OWNER'S PROPERTY WHICH IS NOT READILY DETERMINABLE OR APPARENT AFTER REASONABLE EXAMINATION AND/OR INSPECTION.
